What is a value appraisal?

A professional property valuation using the same recognised methods as a full market value appraisal, presented in a shorter, more focused report.

Unlike an online calculator, it does not estimate your property's value from a postcode and a handful of figures. A certified appraiser reviews the available information, selects the appropriate valuation method and explains how the result was reached.

It is designed for cases where you need a reliable and traceable market value, but not the extensive documentation required for court proceedings or formal disputes.

For many everyday decisions, a value appraisal provides exactly the level of certainty that is needed. It delivers a professionally determined market value that can be understood and relied upon, without the additional documentation that only becomes necessary when the valuation is expected to be scrutinised in court or by an authority.

How is a property's market value actually determined?

The German Property Valuation Ordinance (ImmoWertV) provides three established valuation methods. Which method is appropriate depends on the type and use of the property, normal market practice and the quality of the available data. Selecting and applying the right method is a central part of the appraiser’s work.

Comparative value method

What have sufficiently comparable properties actually sold for? The value is derived from suitable recorded purchase prices, comparative factors or land reference values and adjusted for relevant differences such as location, size, condition and features.

Commonly used for condominiums, owner-occupied houses and undeveloped land where suitable comparative data is available

Income value method

What income can the property sustainably generate? Market-level income, operating costs, the remaining useful life and the property interest rate are used to derive a value from its earning capacity.

Commonly used for rented residential properties, investment properties and commercial real estate

Asset value method

What are the land and the existing building substance worth? The land value and the depreciated construction costs are combined and then adjusted to reflect conditions in the local property market.

Commonly used for owner-occupied and special-purpose properties where income or sufficiently comparable sales are not the primary basis

Current Land Register Extract

Shows the registered ownership and relevant rights or encumbrances, such as rights of way, usufruct or land charges. It is particularly important where legal characteristics may affect the property value.

Cadastral Map

Shows the location, shape and boundaries of the plot and helps match the valued property to the official cadastral records.

Building Plans and Floor Plans

Floor plans, sections and elevations help us understand the layout, dimensions and construction of the building.

Living and Usable Area Calculation

Frequently asked questions about the Value Appraisal

Both can determine the property’s market value using the recognised valuation methods under the ImmoWertV. The main difference is the scope of investigation and documentation. A Full Market Value Appraisal records the data, assumptions, methodology and supporting evidence in greater depth for situations where the result may be formally examined or contested. A Value Appraisal provides a professionally determined and explained market value in a shorter report for private decisions, planning and negotiations.

A Value Appraisal is generally intended for private decisions and negotiations rather than as formal evidence in tax or court proceedings. Whether a particular document is accepted always depends on the purpose, the applicable requirements and the authority or court concerned. If your value must be formally evidenced or is likely to be contested, we will usually recommend a Full Market Value Appraisal instead.

Every appraisal includes our guided digital property inspection, through which the required photographs and property information are collected in a structured process. An on-site inspection by the appraiser can be added where the property, intended use or available evidence makes it appropriate. We review this with you before the appraisal is commissioned.

An online valuation normally produces an automated estimate from limited property and market data. A Value Appraisal is prepared by an appraiser who reviews your documents, considers the individual characteristics of the property, selects the appropriate valuation method and signs the completed report. It is an individual professional valuation, not an automatically generated estimate.

The appraisal determines the market value at a specific valuation date. That historical conclusion does not simply expire, but its usefulness for a new decision decreases when market conditions or the property itself change. A new valuation or update may therefore be appropriate after significant market movements, renovations, damage, changes in use or the passage of time.

The exact requirements depend on the property, the valuation method and the intended use. Common documents include the land register extract, cadastral map, floor plans and living-area calculation. For rented properties, leases and a rent roll may also be relevant. You do not need to obtain everything before submitting your request. We first review your case and tell you what is required and what is only helpful.

The turnaround depends mainly on the completeness of the documents, the type of property and whether an on-site inspection is required. Once the necessary information is available, Value Appraisals are generally completed faster than Full Market Value Appraisals. If express processing is available for your case, the timing and surcharge will be confirmed before commissioning.
